I'd like to share a story with you.

This week, a friend, who is very computer-savvy, had a computer issue. She put a video of "the red screen of death" on facebook. What I found interesting was all of the comments. Everyone has some working knowledge (as end-users) of computers, right? Especially if they're on facebook. The armchair experts weighed in, with everything from "it's a virus", "you upgraded to Windows 10 too soon", and the inevitable, "this never happens with a Mac".

Come to find out, it was a failed hard drive. Nobody suggested this option. The way she found out was calling the manufacturer, who asked a sequence of questions that led directly to this diagnosis, AND the solution. Happily for her, the new drive will arrive in a couple of days, and she'll be able to install and get rolling again with only a few days' inconvenience.

Why did I share this with you? Because, just as most of us have experience with computers, most of us have experience with homes. This opens the door (pun intended) to many armchair experts in real estate. As in the case above, sometimes there are oversights when we rely on those who haven't studied real estate as a profession.

I'm certainly not implying that this is you. However, you may be surrounded by such experts: parents, cousins, friends & colleagues who may have sold a home or two. What I'd like to suggest is that you gather information... not only from these experiences, because they are valid, but ALSO from someone who studies the market, from an economic and professional standpoint, someone who has studied the business of negotiation, who has studied the laws, and has a working knowledge of the value of properties in this market.

This week in Northridge we saw 7 homes sold. The selling prices ranged from $300,000 - $733,000; for an average of $583,071. Homes were built between 1952 - 1995. They range in size from 988sf - 3065sf. Lastly, the homes were on the market between 8 and 264 days, with an average selling time of 61 days.
