As your Real Estate Consultant, I am committed to showing you property based on your criteria, and to finding the property for you to make an offer to purchase.  My goal is for us to work together so that we will present the best offer to the seller for consideration.  At times, multiple offers are made to the seller; however, I want your offer to be the one that is accepted.  To achieve this objective, we need to provide the following information when we make the offer:

 

â–¡     Proof of source of funds for your down payment.  Your Lender must provide paperwork (ex: statement of account not                     revealing account number) showing that you have the money available to make the down payment for the property.

 

â–¡     Pre-approval Letter from your bank shows the seller that you are qualified to purchase the property.   Another option is the            Pre-qualification Letter from your Lender which outlines all terms and conditions including your financial arrangements.                Between the two documents, the pre-approval letter is more highly favored from the seller and more strongly

           considered in acceptance of your offer; it may make the difference.

 

â–¡     Guarantee Good Faith Deposit.  To secure a firm offer to purchase, you need to submit a check or money order                                 (approximately 3% of the sales price).

 

â–¡     First page of your Credit Report with FICO scores.

 

To show that you are a serious buyer, we need to make an appealing offer with supportive documentation to achieve acceptance. My effective method is proven to work for you.  Please use this 4-point checklist and be ready to have all of the above mentioned proprietary information available for submission with our offer to purchase.

 

If you need financing, my licensed mortgage consultant can meet with you, advise you of your financing options, and provide all of the necessary documentation in order for us to make a strong offer on the property of your choice.
